Downtown Hinsdale is getting its burger-and-ice-cream comeback story.

Humble Patty, a new quick-service restaurant from Sam and Patricia Vlahos — the sibling team behind Fuller House — is planned for the former Dips N Dogs space in downtown Hinsdale, near First Street and Garfield Avenue.
The concept: true smash burgers, dipped soft serve cones, dirty sodas, and quick, family-friendly food in a walk-up counter format.
The location has real local memory attached to it.

Before Humble Patty, the space was home to Dips N Dogs, a longtime Hinsdale favorite known for quick food, fries, outdoor seating, and the kind of after-school/family crowd that made it feel like a neighborhood stop instead of just another restaurant.
Sam Vlahos has said the idea has been in the works for years, but life slowed the timeline, including the passing of their father, John, and the arrival of four children between the family. The concept is being described as “modernized nostalgia,” built for kids, families, and casual downtown traffic.
Humble Patty is expected to operate separately from Fuller House, with its own staff, systems, and operation. Patch reported that the team was hoping for an August opening if final approvals went smoothly, while Sam Vlahos’ own public post says Fall 2026, so the safest wording right now is late summer/fall 2026.
The village process is still moving. Hinsdale trustees held a first read on the plan in May, including outdoor dining/site plan items, safety barriers along First Street, and a possible bike rack. The nearly 100-year-old building was also noted as having been designed by local architect R. Harold Zook.

This is also part of a bigger restaurant story. Fuller House opened in downtown Hinsdale in 2015 and has become a local staple, with Sam and Patricia Vlahos building a neighborhood restaurant identity around family-friendly dining, comfort food, craft drinks, and downtown energy. Sam Vlahos has also served on Hinsdale’s Economic Development Commission and has talked publicly about wanting to strengthen downtown business districts.
For now, there is no full menu, pricing, exact opening day, or confirmed hours publicly available that I could verify. But the direction is clear: Humble Patty is aiming to bring back the spirit of a casual downtown Hinsdale food stop — burgers, cones, and a place where families can actually linger.
