Your Property Taxes Just Went Up. Here's What Every Berwyn Homeowner Needs To Know Before July 6. Don't Assume Your New Assessment Is Correct.

If you recently opened your reassessment notice and nearly fell out of your chair, you're not alone.

Many Berwyn homeowners are seeing assessed values increase by 20%, 30%, even 50% or more this year. While a higher assessment doesn't automatically mean your tax bill will rise by the same percentage, it can lead to significantly higher property taxes if left unchallenged.

I know this first hand as my assesment increased by 50%.

The good news? You have the right to appeal.

And for Berwyn residents, help is available at no cost and you do not need an attorney.

Why You Should Appeal

Many homeowners assume appealing is complicated, expensive, or only worthwhile for large errors. That's simply not true.

An appeal can be filed if:

  • Your assessed value appears too high.

  • Comparable homes sold for less.

  • Your property condition is not reflected accurately.

  • Similar homes in your neighborhood have lower assessments.

  • There are factual errors in your property record.

Even a successful reduction of a small percentage can save hundreds or thousands of dollars over time.

First, Check Your Exemptions

Before filing an appeal, make sure all exemptions you're entitled to are applied to your property.

This includes:

  • Homeowner Exemption

  • Senior Exemption

  • Senior Freeze Exemption

  • Veteran Exemptions

  • Disabled Persons Exemptions

  • Other qualifying exemptions

Many Cook County homeowners discover exemptions have been removed, missed, or never applied correctly. Checking this first can often lower your tax burden in addition to filing a formal appeal.
